Real Estate Tips - Investing Successfully With Option Contracts

Anyone who reads our real estate investing materials and courses knows that we’re huge fans of real estate option contracts.

But, not everyone completely understands how get the most from your real estate investing when using this wonderful tool.

Options basically give you the right to buy a piece of real estate for a fixed price for a fixed period of time.

You can buy the property any time during the option period, but when the option expires, you have nothing, and you lose any funds you put up to acquire the option.

Many people use options when wholesaling real properties (buying low with the intent to flip for a slightly higher price to another real estate investor).

However, options are not limited to wholesale deals. Real estate option contracts can also be used to acquire an equitable interest in a property that you plan to market and sell to an end user buyer.

The choice is yours, and don’t forget to use options for both wholesaling and retailing your real estate investments.

Real Estate Investors Find Great Opportunities In Foreclosure Market

As the foreclsoure market has continued to expand, real estate investors are increasingly realizing more and more income from purchasing foreclosure properties and then offering those foreclosure properties for sale.

For example, Mary B. of San Diego Foreclosure For Sale goes out into the market and identifies attractive real estate that has gone through the foreclosure process or where the property owner has received a notice of default on a property.

She then negotiates with the bank, note holder, or in the case of a pre-foreclosure - the property owners, and purchases the distressed real estate for a very attractive price that is usually only a fraction of the current retail value of the property.

Banks and note holders are willing to accept these lower prices because they are not in the business of owning real estate and they like the prospect of taking some money for the defaulted loan, taking the loss and moving on with their lending business.

Like Mary, Scott Duff, of Palm Beach House Buyer in Palm Beach, Florida makes his money investing in real estate that he buys from foreclosures, distressed property owners and banks who no longer want to own the property or paper underlying it.

Scott finds the properties, purchases them, fixes them up and then markets and sells them to retail buyers who are happy to be able to buy property at 80% - 90% of market value. Since Scott bought the property for 60% - 70% of market value, he is able to make a nice profit while still offering great deals to his buyers.
